Our client Spaceway South Ltd specialises in project management, design, mezzanine floors and storage for industrial and commercial businesses. This was a project for International Institute for Anti-Aging Ltd (IIAA) a skincare and cosmetics brand that sell a variety of different products.
The Brief
The size of the property is approximately 20,000 square foot.
The client’s requirements were to install lighting, dedicated power for plant, air handling, CCTV and data. This was needed to enable their operations to expand. The unit was split into different areas; packing,warehouse and a cleanroom/washroom on the first floor.
The main criteria for this client was the tight timescale of only five weeks.
Our Solution
To ensure that others trades could complete their work we carried out enabling works such as, disconnecting circuits, taking out sockets and moving existing floor boxes first.
We fitted emergency lighting in the required places and LED lighting under the newly erected mezzanine, installed various supplies for air con units, dado trunking and assembly line packing table and small power socket outlets. 1st and 2nd fixed various data points, cameras, and door access controls.
During the project there were a few alterations and additional request made however the lines of communicated between our Senior Electrician,Spaceway’s Senior Contracts Manager Clive Verney, and IIAA’s Project’s Designer, was handled efficiently, limiting any delays.
Due to these additionalcircuits,an extra distribution board was needed to be installed.
For the amount of work needed the time limit of 5 weeks, proved challenging, especially getting ready a functional work area for the occupying company that moved in shortly before the final work was completed. This was achieved by good communication, management and hard work.
