Spaceway South Ltd

Our client Spaceway South Ltdspecialises in project management, design, mezzanine floors and storage for industrial and commercial businesses. This was a project for T&T Tubecraft a tube manipulation and pipe bending specialists, who are relocating from Woking to Lymington 

 


The Brief

The size of the property is approximately 20,000 square footThe brand-new unit is going to be split into two separate areas, one being 12,000 square feet production area, and the other an 8,000 square feet office. The project was to install all new lighting, dedicated and general power, services for welfare facilities, and an office-fit out. In addition, the new electrical installation needed to accommodate several specialist machines. Given this was a new unit, fire safety systems also needed to be installed to be fit for purpose.   


Our Solution

Due to the size of the project mains distribution required a detailed design to ensure appropriate power throughout the factory.   We liaised with Power supply authority to organise appropriate supplies, as well as telecom company for the data supplies.   The whole site had to run off a generator until the power supply company had completed their install. Temporary supply was installed from the generator to the distribution board.   The client had to move in halfway through the project. Certain stages of the install were completed as priority, to allow them to move in and function as an operational company.   As there were time constraints due to the end user having to vacate their previous factory and relocate. A temporary office was set up in a container on site until the office fit out was finished, so appropriate electrical supplies were provided.  The prime concern was to supply power to the machinery. As each one arrived separately on site it was wired in straight away.  The lighting design was completed by Ansell Lighting, and their products were used throughout this install.   A full IP CCTV system was installed for Health & Safety and Quality Control.   A full installation of Part 1 Fire Alarm System designed to category L1.  C-TEC fire alarm panel and Apollo detectors were fitted throughout to cover areas required. 90-degree heat detectors had to be installed in some areas to avoid false alarms, as there were designated hot works. We liaised with a specialist to set up a link to an Alarm Receiving Centre (ARC), so in an event of a fire, the fire service would be called automatically.    The office fit-out included, fitted all lighting, power, data, access control and CCTV.  https://www.youtube.com/watch?v=_gX71VBeiv4&t=1s

As a BAFE-registered company, our client had acted with due diligence and completed their duty of care by sourcing us as a component provider to complete the installation.
